What to Do With a Tankless Water Heater Before Leaving for Vacation

A tankless water heater is easy to forget before a trip because it does not hold a big tank of hot water. But it still has water lines, gas or electrical connections, sensors, burners or heating elements, and sometimes built-in freeze protection. A few minutes of prep can lower energy use, reduce leak risk, and help you come home to hot water instead of a service call.


The right move depends on how long you will be gone, the season, and the type of unit you have. A long weekend in July calls for a lighter touch than a month away during a hard freeze. Use the steps below as a practical checklist, then check your water heater manual for model-specific instructions.

Start with the length of your trip


The first question is simple: how long will the house be empty?


For a short trip, you may only need to lower the temperature or use the unit’s vacation setting. For a longer absence, you may want to shut off the water supply, turn off recirculation schedules, and take extra steps to protect the unit from freezing.


Here is a practical way to think about it.

An electric tankless heater may have a larger breaker setup and no gas valve. Some outdoor models have built-in heaters for cold weather. Some indoor models connect to recirculation pumps or smart controls.


The safest plan is the one that matches your setup.


Use vacation mode if your unit has it


Many tankless water heaters have a vacation mode, standby mode, or temperature setback setting. The name varies by brand, but the idea is the same. The unit limits normal operation while you are away, which helps reduce unnecessary energy use.


If your control panel or app has a vacation setting, use that before a typical trip. It is designed for this exact situation.


If your unit does not have vacation mode, you can often lower the temperature setting instead. Many homes set tankless water heaters around 120°F for everyday use. Lowering it while away can reduce the chance of wasted energy, especially if you have a recirculation system that keeps hot water moving through the pipes.


Before changing settings, take a quick photo of the display. That way, you can restore your normal temperature when you get home.


Do not set the temperature so low that your household has sanitation concerns when you return, especially if the unit feeds appliances or fixtures that need reliable hot water. Tankless heaters do not store a tank of water, but the plumbing system still needs to be brought back to normal use when you return.


Turn off recirculation schedules before you leave


A recirculation pump can be useful when you are home. It moves hot water through the lines so you do not wait as long at the tap. When the house is empty, it can waste energy by repeatedly calling for hot water no one will use.


If your tankless system has built-in recirculation or a separate pump, check the schedule. Pause it, use vacation mode, or turn off the pump switch if the manufacturer allows it.


This is one of the easiest ways to lower energy use during a trip. It also reduces wear from needless cycling.


Look for these controls:


  • A wall-mounted controller near the water heater

  • A phone app connected to the heater

  • A timer next to the recirculation pump

  • A switch near the pump or plugged into an outlet

  • A menu option labeled `recirc`, `schedule`, `timer`, or `away`


If you are not sure what controls the pump, leave it alone and ask a plumber or the manufacturer later. Guessing around electrical components is not worth it.

Decide whether to shut off the water supply


Shutting off water is one of the best leak-prevention steps before an extended trip. A tankless water heater does not have a storage tank that can burst and release 40 or 50 gallons at once, but it is still connected to pressurized plumbing. A failed fitting, valve, supply line, or pipe can leak as long as the water stays on.


For a weekend away, many homeowners leave the water on. For a week or longer, shutting off the main water shutoff is often a smart move.


You have two basic options.


Turn off the main water valve


This protects the whole house from many plumbing leaks. It is often the better choice for longer trips.

Turn off only the heater’s cold water inlet


This isolates the tankless unit but leaves the rest of the plumbing active. It may make sense if someone still needs water at the house.


If you shut off the main water valve, tell anyone who may enter the home, such as a pet sitter, house sitter, or neighbor. Label the valve if needed.


After turning off the water, open a hot water faucet for a few seconds to reduce pressure in the hot water line. You do not need to drain the whole system for a normal vacation unless freezing is a concern or your manual says to.


Know when to turn the tankless water heater off


For many short trips, you can leave the tankless unit powered on and use vacation mode. For an extended absence, turning it off may make sense, but do it the right way.


The exact shutdown process depends on the model. In general, you may need to:


  1. Turn off hot water demand at the fixtures.

  2. Use the controller to power down the unit.

  3. Turn off the cold water inlet valve if you are isolating the heater.

  4. Turn off the gas supply valve for a gas unit, if the manual recommends it.

  5. Leave electrical power on if the unit needs it for freeze protection.


That last point matters. Many gas tankless water heaters use electricity for internal freeze protection. If you unplug the unit or turn off its breaker in freezing weather, you may disable the very feature that protects the heat exchanger.


If freezing weather is possible, do not cut power to a tankless unit unless you have drained it properly or the manual tells you to.

For electric tankless models, turning off the breaker may be part of a longer shutdown. But if you are unsure, follow the manufacturer’s directions. High-amperage electrical equipment is not a place to improvise.


Prepare for freezing weather before an extended absence


Freeze damage is one of the biggest vacation risks for tankless water heaters. It can crack internal parts, damage fittings, and cause leaks when the system thaws.


The risk is higher when:


  • The unit is mounted outdoors

  • The unit sits in an unheated garage, crawl space, attic, or exterior wall

  • Pipes near the unit are exposed

  • You plan to turn off heat in the house

  • Power outages are common in your area

  • You will be gone during winter


If temperatures may fall below freezing, keep the home’s heat on at a safe low setting. Many people choose a setting around the mid-50s Fahrenheit or higher, depending on the home and climate. Open cabinet doors under sinks on exterior walls so warm air can reach the pipes.


For the water heater itself, check the manual for freeze-protection limits. Built-in freeze protection often works only if the unit has power and gas, and only down to certain conditions. It may not protect external pipes.


For longer winter trips, a plumber can help you decide whether to drain the tankless unit. Draining usually involves closing isolation valves, opening drain ports, and removing water from the heat exchanger. Some systems need compressed air to clear the lines fully. That is not a casual step if you have never done it before.


If you leave the water on during winter, keep the heat on too. Saving a little on heating can become expensive if a frozen pipe splits while the house is empty.

Do a quick leak and safety check


Before you leave, spend five minutes inspecting the area around the tankless unit. You do not need special tools for a basic check.


Look for:


  • Water stains under the unit

  • Drips at valve connections

  • Corrosion or mineral buildup around fittings

  • Error codes on the display

  • A musty smell near the wall or floor

  • Loose pipe insulation

  • Blocked intake or exhaust vents

  • Unusual noises during operation


For gas units, make sure the venting path is clear. Outdoor vents should not be blocked by leaves, snow, storage bins, or debris. Indoor units need proper combustion air and venting. If you smell gas, leave the area and contact the gas utility or emergency services from a safe location.


Also check that the condensate drain line is in place if your unit has one. Condensing tankless heaters produce condensate that needs to drain properly. A loose or clogged drain line can cause trouble while you are gone.


Leave access for someone you trust


For longer trips, ask someone local to check the house. This is especially helpful during winter storms, power outages, or heavy rain.


They do not need to understand the whole water heater system. Give them a simple list:


  • Confirm the house has power.

  • Check that the heat is on in cold weather.

  • Look near the water heater for water on the floor.

  • Listen for alarms from leak detectors.

  • Call you before touching valves or controls.


A basic water leak detector near the heater is also a smart low-cost safeguard. Some models only sound an alarm. Others send phone alerts if connected to Wi-Fi. Place one on the floor near the unit, especially if the heater is in a closet, laundry room, basement, or attic space where a small leak could go unseen.


If the heater is in a finished area, leak detection matters even more. Tankless units are reliable, but no plumbing connection is leak-proof forever.

The day before or the morning you leave, run through this list.


  1. Check the manual


    Look for instructions on vacation mode, shutdown, draining, and freeze protection.


  2. Set vacation mode


    Use the away setting if your unit has one. If not, lower the set temperature if appropriate.

    Turn off schedules or timers that keep hot water circulating while no one is home.


  2. Inspect the area


    Check for drips, stains, error codes, blocked vents, and loose drain lines.

    For extended absences, close the main water valve or the heater’s cold water inlet, based on your situation.


  2. Protect against freezing


    Keep heat on, insulate exposed pipes, and do not disable electric freeze protection unless the unit is drained.


  1. Tell a house sitter what to check


    Keep the instructions simple. They should know where the main shutoff is and when to call you.


  2. Take photos of the settings


    A quick photo of the control panel and valve positions helps you restore everything later.


This checklist covers most normal vacation scenarios. If your unit has shown error codes, has been leaking, or has had ignition problems, schedule service before you leave rather than hoping it behaves while the house is empty.


What to do when you get home


Coming home is not just a matter of turning on the shower. Bring the system back carefully, especially if you shut off the water or powered down the unit.


Start by looking around the heater. Check the floor, valves, and fittings before changing anything. If you see standing water, leave the system off and call for help.


If everything looks dry, restore the system in this order:


  1. Open the main water valve or heater inlet valve slowly.

  2. Open a hot water faucet to purge air from the line.

  3. Let the water run until it flows smoothly.

  4. Turn the water heater back on if it was powered down.

  5. Restore your normal temperature setting.

  6. Turn recirculation schedules back on if you use them.

  7. Check the unit again after the first few hot water uses.


If the heater shows an error code, do not keep resetting it again and again. One reset may clear a minor startup issue. Repeated errors point to a problem that needs diagnosis.

The safest choice depends on the season


For a summer weekend, the best plan may be simple: use vacation mode, pause recirculation, and check for leaks.


For a month away in winter, the plan should be more careful: shut off water, keep heat on, protect exposed pipes, and make sure the unit’s freeze protection still has power if you are relying on it.


The main rule is to avoid extremes. Do not leave every system running as if someone is home for weeks. Do not shut everything off in freezing weather without draining the unit correctly. A tankless water heater is efficient, but it still needs the right setup before an empty-house stretch.


A short pre-trip routine gives you a better chance of coming home to exactly what you want: dry floors, no error codes, and hot water when you need it.
